AFFO, which stands for adjusted funds from operation, is a measure of REIT profitability that investors use to assess a REIT's viability. This measure is calculated based on the income and expenses of a real estate investment. It is calculated by subtracting the amount of capital expenditures and interest income that a REIT may incur on its properties. It also calculates a REIT's dividend-paying capacity.
